CALLED PLANNING BOARD MEETING: December 4, 2024
The City of Statesville Planning Board will have a called meeting on Wednesday, December 4, 2024 at 12pm in the Council Chambers of City Hall.
This meeting is to consider a text amendment to the Unified Development Code concerning townhomes as follows:
TA24-05 Text Amendment to the Unified Development Code filed by City of Statesville Planning Department, to amend Article 8 Public Facilities Requirements, Section 8.06 Streets, Sidewalks and Greenway Paths; (B) Street Design; (5) General Steet Arrangement; (d) Dead End Streets; to allow hammerheads in addition to cul-de-sacs at the end of dead-end streets, To amend Article 3 Zoning; Section 3.04 Zoning District Regulations; (I) R-8MF – Medium Density Multi-Family Residential District; 6 Multi-Family Development; (b) Multi-Family Development; ii New Development; 3 Minimum Lot Size; b Lot Size Reduction; (L) R-5MF – High Density Multi-Family Residential District; 6 Multi-Family Development; b Multi-Family Development; ii New Development; 2 To reduce the amount of open space, To amend Article 3 Zoning; Section 3.04 District; (I) R-8MF – Medium Density Multi-Family Residential District; (6) Multi-Family Development; (b) Multi-Family Development; (ii) New Development; (4) Setbacks, to reduce the size of rear setbacks when abutting open space by 50%, and Section 3.04 District; (L) High – Density Development; (6) Multi-Family Development; (b) Multi-Family Development; (ii) New Development; (4) Setbacks, to reduce the size of rear setbacks when abutting open space by 50%.
