Public Notice: City of Statesville Implements New Weekly Technical Review Committee Meeting Schedule

Effective July 2, 2025, the City of Statesville's Technical Review Committee (TRC) will move from monthly to weekly meetings. This significant update is designed to expedite the review process, reduce wait times for developers, and allow for ongoing discussion and collaboration among review agencies.

The TRC is made up of representatives from the City of Statesville, Iredell County, NC Department of Transportation, and private utility/service providers.  The Committee conducts a comprehensive review of development plans including zoning, lot measurements, site and street data, parking, landscaping, steam buffers, FEMA regulations, soil erosion control, grading, utilities, storm drainage and more.  The goal is to ensure all proposed developments meet the necessary local, state, and environmental requirements.

What's Changing:

  • New Meeting Frequency: TRC will now meet weekly on Wednesdays.
  • Submittal Window: Plans must be submitted between Thursday and Tuesday (by 12pm EST) to be added to the following Wednesday’s agenda.
  • Faster Review Timeline: Previously, missing a deadline could delay a project by 52 days. The new weekly format reduces that delay to 38 days.
  • Example: Submit plans between July 3-8, and your review will be added to the July 9 agenda.  A 30-day review window then begins and comments will be returned on August 8.

At the end of the 30-day review period, the applicant will receive comments from the TRC:

  • If no issues were found, the plans will be approved and signed off.
  • If issues are identified, applicants will need to resubmit corrected plans for review.

Why This Matters:

This change reflects the City's ongoing commitment to efficient development processes, customer service, and collaborative planning.  By meeting more frequently, TRC can better support the needs of developers, engineers, and property owners, while ensuring quality and compliance across all projects.
