AGENDA

1. Welcome

2. Approval of the Minutes of regular meeting held on October 24, 2023 and a called meeting on October 3, 2023.

3. ZC23-20 Courtesy Hearing for a rezoning application filed by Mike Sherard on behalf of Dorsett Grove; Iredell County Tax Parcel #’s 4744-53-2188, and 4744-53-6145; request to rezone property located on Dorsett Place; from CU-18 R-5 District to R-5MF (High Density Multi-Family Residential) District, to allow a townhome subdivision.

4. ZC23-21 Courtesy Hearing for a rezoning application filed by the City of Statesville; Iredell County Tax Parcel # 4753-31-4625 (Portion); request to rezone property located at 444 Third Creek Road; from the Third Creek Zoning District to the LI (Light Industrial) District, to allow for the Mitchell Community College Public Safety Training Facility.

5. Davie Avenue Townhomes – Request to reduce block length requirement (from 300’ to 270’) for a proposed townhome subdivision.

6. TA23-14 Text Amendments to the Unified Development Code filed by the City of Statesville, to amend Article 8 Public Facilities Requirements, Section 8.01 Generally, (C) Water; Section 8.01 Generally, (D) Wastewater; Section 8.02 Water, (A) Generally; Section 8.03 Centralized Wastewater Systems, (A) Generally; and 8.04 Private (On-site) Wastewater Systems, (A) Generally.

7. TA23-15 Text Amendment to the Unified Development Code filed by the City of Statesville, to amend Article 5 Supplemental Regulation/Performance Standards For Specific Uses, Section 5.02 (D) Child/Adult Home Daycare, and Article 9 Definitions.
